Energy Performance Certificates

The Energy Performance Certificate (EPC) is a legal requirement when selling or renting a dwelling, being the UK's way of meeting the EU Energy Performance of Buildings Directive.  This requires member states to create a means of measuring the CO2 emissions from buildings, which currently accounts for over 25% of all emissions nationally. Advice is then given on how to improve efficiency, thereby reducing costs to the householder and CO2 emissions.

Landlords are now required to supply EPCs for rental properties at the first change of tenant after 1st October 2008. This EPC then lasts for 10 years subject to no material changes to the property.

The EPC is produced by an accredited Domestic Energy Assessor who examines the relevant aspects of the property. These include an assessment of construction type, heating and hot water systems and insulation levels. The inspection takes typically less than 1 hour and includes advice to the owner and more importantly to prospective buyers, on how to improve the energy efficiency of the property i.e. how effectively does it convert money into useable energy.
