Floor plansA floor plan of a dwelling is a very useful facility for a potential buyer. After viewing a property it is very easy to forget the actual layout once you have arrived home, especially after visiting several different houses. Inclusion of a floor plan in property particulars gives that 'quick reminder' of layout. It can also serve as a guide to layout before viewing. Does the property ‘flow’, or have the right aspect? The sketch from which the plan is created can be carried out at the same time as the EPC inspection, minimising disruption to the occupier. The sketch is then converted into a CAD drawing for use in the property particulars. EPCs are valid for 10 years and must have been commissioned within 28 days of marketing. A property would also benefit from a new EPC when it has undergone refurbishment, for example additional loft insulation, a new boiler or windows. ![]() |
